Registration of the flat is fairly a smooth process and usually takes about 10-15 days.
1. Contact Mr. Tyagi in marketing office and tell him about your intention of getting the flat registered.
2. For cancellation of facilities like backup/club, please refer to the next question.
3. If step 2 is applicable for you, you might have to get an additional NOC from the bank related to the modification of flat cost. Also, ask then bank to give the NOC related to flat registration, else you will have to visit the bank again for that.
4. Make payment of the pending amount, get payment reciept.
5. Give the bank NOC(s) related to flat cost modification (if applicable) to the builder. Give them a deadline (4-5 working days) and follow up with them daily.
6. Once builder’s NOC is ready, visit the Crossings Infra office and give them bank’s NOC related to registration.
7. Read and sign the agreements for car parking, Electricity, power backup, maintenance etc. Ask them to fill the car parking number in the agreement document at the same time.
8. Get the NOC from builder. Get it photocopied (3-4 copies)
9. If you want quick possession, contact Mr Gupta in the possession office (at the site) and give him a copy of builder NOC. He is very friendly and will start finishing of your flat even before registry if requested with genuine reasons.
10. Once you get the NOC from Crossings Infra, contact Mr. R. K. Sharma (9811112539, in Ghaziabad Kachehri, its near Navrang Cinema) regarding the flat registration.
11. He will ask you to pay the registration amount in cash (7% of flat basic).
12. Once paid he will give you a date (usually 2-3 days) when your flat will be registered. He will give you his visiting card with the payment details and date on its back. In this duration he will prepare the property papers and get them signed from Crossings Infra representative.
13. On the day before the probable registration date, confirm with him whether the papers are ready. If not then you might have to follow up with Mr Tyagi in Crossings marketing office to get them pushed.
14. Once Mr. Sharma receives the property papers from the builder, visit him with the registration fees (Rs 10000 + 7000), 1 witness, 3-4 photos of yours and witness, id proof (pan, passport) of yours and witness.
15. Sign the papers and get the registry done. The helper of Mr. Sharma will take care of the process and guide you.
16. Once the registry is done collect the registration slip (of Rs 10000).
17. The slip looks like a very ordinary piece of paper but is a very important proof of your flat registry, keep it safe :)
18. Take the slip to Mr. Gupta in Possession office. Give him a deadline. He will start the flat finishing work. You will have to visit your flat every alternate day to speed up the process.
19. After one week of registration, visit the crossings infra office to get your copy of set of property papers including registry papers, agreements, allotment letter, Possession letter and Key letter.
20. Get the possession letter photo copied.
21. Submit the possession letter copy and Key letter in the possession office and get the keys of you flat.
22. Congratulations for your new flat :)

You can cancel/add addition facilities like power backup, car parking or club membership before registration. This has to be done before full and final payment to the builder. They don’t cancel the service for which you have already paid. For modifications, the steps are:
1. Ask Mr. Tyagi that you want modifications in the additional facilities.
2. Builder will give you a letter stating the modifications and the updated cost.
3. Submit that letter to the bank. Bank will give you a NOC stating that they have no issues in this. (It is good to collect the registration NOC from the bank as well at the same day else you will have to visit the bank again for that).
4. Give the bank NOC (regarding modifications) to the builder.
5. The builder will then ask you to pay the updated cost to get registration NOC from them.

Yes, you can, the processes involves evaluation of property value and the bank will only extend your loan if your current outstanding loan principle + requested additional amount < = some % of evaluated cost of the property. The exact % varies between 80 to 90 % depending on the bank.

Following tips should help you in shifting to Crossings Infra a bit easier:
1. Make sure you have your cheque book with you. You will have to make a payment to recharge your Electric meter. Without payment, there wont be any electricity in your house. The payment is accepted only in cheque or draft and before 6pm and only on working days.
2. Once paid for the meter, make sure that meter works.
3. Check the working of RO. Many have been reported to have fault of water leakage.
4. Get the iron grill door fitted before you shift. Make sure that the locks of the iron door and the wooden door are NOT on same side. Else the two locks will block each other and you will be able to close only one door at a time.
5. Contact Triple Play office for internet/cable/intercom connection. The lines for cable and intercom laid by builder are of very low quality. The service provider will have to install a new wire and that will take about a day.
6. Check that all the electric boards are tight, switches are working properly.
7. Verify that the corner tiles are fixed properly in every room.
8. Check for any seepage. Usually there is a seepage in the kitchen floor, exactly above the sink.
9. Check for any pipe breakage in water shaft (look through the window for your one of the bathrooms).
10. Verify the toilet fittings.
